Greater Noida: All-in price ka kya scene hai?

Spent the whole Sunday checking out options in Noida Extension and around Pari Chowk. Honestly, I work in real estate but buying for myself is a different game. Builders ka marketing pitch sunke dimaag ghoom jaata hai. Super area vs carpet area, PLC, parking, club charges... real all-in price toh koi batata hi nahi properly. I'm looking at some projects by Gaurs and ATS, both under-construction and ready. But under-construction ka risk factor aur ready ka premium... not sure if the price gap justifies the wait anymore. Kya lagta hai, next 2 years mein Noida Extension ya Yamuna Expressway mein kahan maximum appreciation milegi? Ya ready properties mein hi jaana sahi hai, even with the higher initial cost?
