Greater Noida amenities are all sales pitches
Years of renting taught me one thing: I'm done. Considering Propzone The Taj Greens. Brochure amenities look amazing, but does the construction quality match? Is what's promised ever actually delivered there, or just sales talk... worried.

But on the other hand, the 'Not Applicable' RERA and amenity concerns are real. You have to weigh the pros and cons carefully. Maybe visit multiple times, at different times of the day, to get a true picture of the project and its surroundings.
Greater Noida mein market abhi thoda slow hai, especially for older completed projects. The newer ones in Alpha II are getting more traction because of connectivity. If Taj Greens is completed, you have a better chance to see the actual product. But don't just rely on what the sales team shows you. Look for hidden charges or maintenance costs.
My budget is tight, around ₹30-40 L. Is Taj Greens even realistic for that? I heard the price range is ₹20 L – ₹60 L, but what's the average for a decent 2BHK? Aur construction quality ka kya scene hai? Brochure mein toh earthquake resistant likha hai, but andar ki finishing kaisi hai?
As U8 said, ₹30-40 L is possible but expect compromises. The construction is decent, not premium. Finishing is average, not what you see in the brochure. I visited it last month. The common areas looked okay, but the amenities like gym and play area were still not fully functional, despite the 2023 possession date. This is a common issue in Alistonia Estate projects too.
For ₹30-40 L, you might get a smaller unit or one on a lower floor. The price range is wide. I know someone who got a 2BHK for ₹35 L, but the fittings were very basic. They had to spend extra on interiors. Earthquake resistant toh sab bolte hain, check the actual materials used, not just the claims.
Totally agree. I had a similar experience with another builder near Ajayabpur. They showed us a fancy clubhouse and swimming pool in the model flat, but after possession, it was just a concrete shell. These builders are experts in sales pitches. Always visit the actual site, not just the sample flat. And talk to current residents if possible.

Possession date July 2023 dikha raha hai, but mila kya logon ko? RERA number 'Not Applicable' kyu hai? Yehi cheez mujhe tension de rahi hai.
RERA 'Not Applicable' ho sakta hai agar construction started before RERA became mandatory. But even then, transparency honi chahiye. I saw some units in the ₹20 L range, but wo bas basic shell hain. Amenities ke liye alag se charge karte hain ya fir wo sirf marketing material mein hi rehte hain. Be careful.
Sahi pakda hai. 'Not Applicable' RERA matlab, ya toh project bahut purana hai ya koi loophole use kiya hai. For a project with 1200 units, it's a huge red flag. My friend bought in Alpha I Greater Noida, unko bhi same problem hui thi with amenities. Builders promise the moon, deliver a pebble.
