After 8 years of renting, I'm finally looking to buy in Greater Noida. My EMI vs rent math is pushing me to Royal Residency and other spots, but I'm worried about construction quality. Does poor build, like cracks or fitting issues, really hit resale value hard? Also, are those fancy clubhouses actually used, or just a maintenance drain for investors later?

But the RERA issue and the 'UPCOMING' status with no clear registration is a huge concern. Clubhouses are secondary. Pehle ghar ki quality aur legal compliance dekho. Don't get swayed by fancy brochures. What about checking out some ready-to-move options in Alpha I or Alpha II? Might be slightly older but at least you see what you get.
I visited a project near Ajayabpur recently, and the builder was showing a huge clubhouse plan. But jab existing residents se baat ki, they said the club was perpetually under construction, aur jo parts ready hain, unka maintenance bahut poor hai. Gym machines toot-phoot gaye hain, pool ganda rehta hai. It's a common tactic to lure buyers. Royal Residency must be doing the same.

Totally agree! I've seen so many projects in Greater Noida West where the show flat is amazing but actual delivery is pathetic. Royal Residency ka RERA number bhi 'Not Found' dikha raha hai, which is a big red flag for me. Be careful!
