Greater Noida amenities don't justify the premium

Been renting for 7 years now and honestly, I'm fed up. Landlord ne phir rent badha diya, so finally taking the plunge to buy in Greater Noida. Max Estate 128 II jaise projects mein amenities kaafi high-end dikhate hain. But I'm worried about the promised-vs-delivered reality. Possession ke baad kya actual mein sab facilities available hoti hain? Ya sirf brochure mein dikhte hain? Specifically, clubhouse and sports facilities, are they actually used daily or just ghost facilities after a few months? Aur parking allocation ka kya scene hai? Is it a lottery-based nightmare or do we get reserved, fair slots? Investor perspective se, these things affect resale value and tenant attraction a lot. What's people's experience with such projects? Sahi mein benefits milte hain ya sirf extra charges?
