Honestly, I'm fed up of renting; my landlord raised rent again, so I'm finally taking the plunge into buying. Looking at Prateek Laurel in Greater Noida, the EMI vs rent math is making sense. But I'm super worried about what happens after possession. Has anyone living there, or in similar Greater Noida projects, faced issues with power backup? Is it full flat backup or just common areas? Also, how's the water supply situation – any tanker dependency, or is it reliable? When I visit under-construction sites, what specific things should I even be looking for to gauge real quality? Not sure if brochure promises match reality.

Dekho, Greater Noida offers better space and relatively lower prices than Noida or Gurgaon. But yes, you have to be extra vigilant. For Prateek Laurel, the issues mentioned are valid. Always check the RWA's financial health, their current vendors for water and power backup, and their dispute resolution history. It's a trade-off. Convenience vs. cost and potential headaches.
The original poster is right to be worried. Builders often promise the moon in brochures. Prateek Laurel has 1560 units, so imagine the scale of maintenance and amenity management required. Many builders just hand over the society to the RWA and wash their hands off. Make sure the builder has a solid track record of post-possession support, not just timely delivery.
Toh fir final take kya hai? Kya alternatives dekhne chahiye? Ya Greater Noida mein koi project nahi lena chahiye?
Totally agree. Timely delivery is one thing, but living quality is another. My cousin bought in Ajayabpur, and the builder's post-possession service was non-existent. Had to fight for every small repair.
Jab under-construction site visit karo, toh finishing pe dhyaan do. Walls, tiles, plumbing fixtures ki quality. Builder ke previous projects ke reviews dekho, not just online, but actual residents se baat karo. Current market conditions mein buyers ke paas leverage hai, isliye negotiate hard on maintenance terms and amenity guarantees in writing.
But EMI vs Rent ka math kaise ban raha hai jab price range ₹87 L – ₹2.4 Cr hai? Itna budget toh first-time buyer ke liye bahut zyada hai, especially in Greater Noida.
Good point about maintenance terms. Log sirf EMI dekhte hain, hidden costs bhool jaate hain.
Exactly! I bought in Prateek Laurel back in 2013 (possession date was Feb 1, 2013, right on time, surprisingly). But post-possession, the power backup is mostly for common areas and a few points in the flat, not full flat. And water supply? Initial years mein toh tankers se kaam chalaya hai. Builders like to cut corners. UPRERAPRJ591510 is the RERA number, but RERA ke rules bhi after a point apply hote hain.
Haan, sahi kaha. Alistonia Estate mein bhi similar haal hai. Power backup is a joke, only lights and fan. Water pressure bhi low rehta hai sometimes. Quality check ke liye, builder se previous projects ke residents se milne ko kaho, woh best feedback dete hain.
Aur water supply ka kya scene hai? Tanker se kaam chalana padta hai kya? Kaisi quality hoti hai uski?
So, power backup mein kya exact issue thi? Kitni der tak power rehti thi inverters par?
Bhai, Greater Noida mein amenities ka issue bahut common hai. Especially power backup aur water supply. Brochure mein sab gold dikhate hain, but reality mein after possession, sab maintenance society par aa jaata hai. Prateek Laurel mein toh aur zyada sunne mein aaya hai. Mere dost ne Alpha II mein liya tha, same story.
