Noida Extension — finally taking the plunge after being fed up of renting. Everyone glorifies Godrej for their brand, but I'm hearing mixed reviews on actual delivery timelines and construction quality in Greater Noida. Are ATS or Gaursons any better? What about resale value down the line for a 2BHK around Sector 150? Disagree? Tell me why.

It seems like a common thread across Greater Noida – promises vs. reality. My cousin is in a similar situation with a project near Alpha-II Commercial Belt. The key takeaway for first-time buyers like us, I guess, is to do extensive due diligence. Don't just rely on online reviews; visit sites, talk to existing residents, and scrutinize RERA documents. Ultimately, it's a gamble, but we can try to minimize the risk. What did you decide, U1?
U6, I can't name the exact project due to privacy but it's a well-known builder near the Pari Chowk area. Many projects in Ajayabpur are indeed facing delays, some due to land acquisition issues, others just builder mismanagement. Always check the RERA quarterly progress reports, they tell a different story than glossy brochures.
Regarding Sector 150 resale value for a 2BHK, I'm also worried. It's a prime location but property values haven't really skyrocketed as expected after the initial boom. Is it because of oversupply or lack of infrastructure completion? And what's a realistic price appreciation expectation over 5-7 years for a 2BHK there? My budget is tight so I need to be sure about the investment part.
5-7%? That's not much for such a big investment! My budget is also super tight, so this makes me even more nervous.
U7, you're right, Sector 150 has good potential but the appreciation has been moderate. Current market conditions with higher interest rates are also slowing down sales, impacting resale. Expecting double-digit annual appreciation might be ambitious. A realistic expectation for a 2BHK could be 5-7% annually, if infrastructure like the proposed international airport connectivity really picks up.
My experience with a 'reputed' builder in Greater Noida West was a nightmare. Booked a flat with promise of possession in 2022, abhi tak sirf foundation hi dikh rahi hai. RERA filing mein bhi dates extend kar di hain. Builders just keep pushing dates and we, the buyers, are stuck paying EMIs and rent. Don't just go by brand name, check the ground reality and current project status for any builder you consider. It's a huge investment.
U4, which project was this? Can you share the RERA registration number or at least the builder name? It helps us avoid similar pitfalls. Are most projects in Ajayabpur facing similar delays?
Haan yaar, same story! My friend had issues with an ATS project near Alpha I Greater Noida, delays were insane.

Totally understand your confusion, U1. I'm also looking for a 2BHK in the same area. My uncle booked with Godrej in another city and got possession super late, so I'm wary. Gaursons ke projects kaafi bade hain, toh thoda risk spread ho jaata hai. ATS is generally considered premium, but that comes with a higher price tag too. Have you checked their RERA status for specific projects?
Bhai, Godrej ka naam hi bada hai, kaam kaafi jagah average suna hai. Especially in Greater Noida, I've seen friends struggle with delays. ATS aur Gaursons bhi apni-apni jagah theek hain, but 'better' is a strong word when it comes to builder promises. Sabke kuchh na kuchh issues rehte hain. Sector 150 mein resale abhi toh theek lag rahi hai, but future ka kuchh keh nahi sakte, market bohot volatile hai.
