Paras Tierea - looking at a 3BHK here for an upgrade from my current 2BHK. Investor perspective se, construction quality ka kya scene hai long term mein? Does bad finishing affect resale value ya fir tenant attraction? I'm worried about seepage ya cracks after a few years... does this hit ROI hard?

Dekho, construction quality ek factor hai, but Greater Noida mein location aur overall market sentiment bhi bahut matter karta hai. Current market mein buyers smart ho gaye hain, they'll always factor in potential repair costs. Agar deal bahut acchi mil rahi hai, toh thoda risk le sakte ho, but negotiate hard for any visible defects. It's a tough call for first-time buyers, you need to weigh the pros and cons very carefully.
OP, have you checked the RERA status for Paras Tierea? Sometimes, projects that completed before RERA registration became mandatory have these issues. 'RERA Not Applicable' sounds like a red flag. Is there any way to verify the builder's past project performance?
Exactly, U9. No RERA means less protection for buyers. Builder ki marzi chalti hai, aur hum phans jaate hain.
U4, yes, it's mentioned in the project details here on Propmyna itself - 'Rera Not Applicable'. It means it's an older project completed before RERA came into full effect. For older projects, you need to rely more on ground-level checks and existing resident reviews, which is tough for first-time buyers.
Mai Paras Tierea ke ek flat mein rent pe reh chuka hoon 2 saal pehle. Initial looks toh theek the, but 1-2 monsoon ke baad bathrooms mein seepage dikhne laga tha. Aur lift ka toh kya hi bolu, hamesha kharab rehti thi. Iska direct impact toh tenant attraction pe padega hi. Koi family aise flat mein nahi rehna chahti jahan har baarish mein problem ho. Resale ke time log yeh sab pakka check karte hain, so be careful. My landlord struggled to find new tenants because of these issues.
U7, I doubt it's much better now. Builders often cut corners initially, and maintenance for older projects can be a nightmare. My cousin bought in Alistonia Estate, thought he got a great deal. Within a year, plaster started chipping, common areas were neglected. He's trying to sell now, but buyers are quoting much lower because of these issues. Quality matters more than anything for long-term ROI, especially in this competitive Greater Noida market. Maintenance teams are usually reactive, not proactive, so problems tend to linger.
Oh no, really? Abhi bhi same problem hai kya? Maintenance team kuch karti nahi?
Totally agree, U1! Investors toh sirf nikalne ka sochte hain, but long-term buyers like us ko toh problem hoti hai. ROI toh gaya tel lene agar maintenance mein hi poori salary chali gayi.
Yaar, Paras Tierea ka naam sunke hi thoda darr lagta hai. Build quality ka issue toh bahut common hai Greater Noida mein, especially with some older projects. Resale value pe pakka farak padta hai agar seepage aur cracks hain, especially agar buyer ko pata chal jaaye. Mera ek dost Alpha I mein flat dekh raha tha, same concern usko bhi tha ki builder ne interiors pe toh spend kiya, but structure mein compromise kar diya. Investor perspective se, aise issues ROI ko bahut hit karte hain long term mein.
Haan U1, you hit the nail on the head. My brother had a similar experience with a project near Ajayabpur. Builder promises big, but delivery is always subpar. Seepage is a deal-breaker for tenants, and repair costs eat into any potential profit. It's a nightmare for first-time buyers like us.
