Greater Noida builder charges: what's your experience?
Spent the whole Sunday checking out options in the High Rental Yield corridor. Honestly, prices seem to have gone up quite a bit, but that's not even my main frustration. We're looking for a 3BHK for the kids, and my wife's priority is a safe neighborhood near good schools. We finally locked a place, paid the booking amount, and now the builder is saying there's some "development charge" that wasn't in the brochure. Matlab, ye kya hai? It's like ₹2.5L extra, out of nowhere! They said it's for some infrastructure improvement, but it feels like a hidden cost. My agent is saying it's standard, but shouldn't this be RERA ka part? Has anyone else faced such last-minute charges after booking in Greater Noida? What did you do? This is so frustrating, especially when planning for the family.

Ye 'development charge' sounds like a fancy name for something that should ideally be part of the base price or clearly mentioned. Agar agreement mein nahi hai, toh it's a strong point for you. Many builders in the Alpha I Greater Noida area have started adding 'infrastructure upgrade fees' lately, citing metro expansion or road widening. It's becoming a trend. You should ask for a breakdown of what exactly this ₹2.5L covers. Don't just pay without understanding.
This is so common, unfortunately. Builders often have these 'hidden charges' that they spring on you. My advice would be to thoroughly scrutinize the 'Agreement for Sale' before signing anything. Don't just rely on brochures or agent's word. Did you get a copy of the actual draft agreement before booking, or just the booking form? Because the agreement is where all these small charges are usually buried.
Oh man, I feel your pain! This is exactly why I'm so scared to even start looking. My friend booked a flat in Ajayabpur last year, and after paying almost 30% of the amount, the builder suddenly added 'IFMS' (Interest Free Maintenance Security) and 'PLC' (Preferential Location Charges) which were not discussed. He was told they were mandatory. Isn't RERA supposed to protect us from such things? Kya RERA mein complain karne se kuch hota hai?
Sahi baat hai, RERA mein time lagta hai. My uncle faced a similar issue in Alistonia Estate. He did complain, but it took almost a year to get a partial resolution. Builders often bank on buyers not having the time or energy to fight extensively.
Haan, RERA mein complaint kar sakte ho, but pehle builder ko proper notice bhejo. Sometimes, they back down if you show you know your rights. Lekin agar agreement mein kahin bhi 'any other charges as applicable' likha hai, toh fas jaate ho. Did your friend check his agreement carefully?
RERA ka process bahut lamba hai, aur results bhi mixed hain. Ideally, all charges should be disclosed upfront in the Agreement for Sale. Agar nahi hain, toh technically it's a violation. But builders have smart lawyers who find loopholes.
Bhai, totally relatable! Humne bhi booking kari thi last month Greater Noida West mein, aur ab society maintenance ke naam pe kuch alag se demand kar rahe hain. Booking ke time toh kuch bataya nahi tha. Yeh development charge wala toh aur bhi naya lag raha hai. Kya builder ka naam bata sakte ho? Maybe same builder hai?
Ye agent log bhi builders ke saath mile hote hain. Mera agent toh bolta tha, 'sir, ye toh market standard hai, sab lete hain'. But jab maine paperwork dekha, kahin mention hi nahi tha. Upar se, current market conditions mein buyers already itna pressure mein hain. Kaise handle karein ye sab?
Exactly! Mere cousin ne Alpha II mein ek flat liya tha, unke saath bhi connectivity charge ke naam pe ₹1.5L extra maange the. Unhone bahut fight ki, but end mein thoda compromise karke dena hi pada. They know you're already invested.
Haan yaar, ye builders ki common trick ho gayi hai. Pehle sab kuch chupate hain, phir booking ke baad naye charges nikal dete hain. Maintenance toh phir bhi ek hadd tak expected hota hai, but development charge without prior mention is pure fraud.
