Gulshan Homz jaise builders Sector 62A mein real negotiation karte hain ya sirf token discounts? Mera EMI vs rent math bigad raha hai. Lagta hai substantial cut nahi milta. Change my mind.

Has anyone actually managed to get a significant discount from Gulshan Homz, like 5-7% off the quoted price, not just freebies? Or are we all just hoping for miracles in this market?
5-7%? Bhai, I'd be happy with 1-2% at this point! Sab budget bigad raha hai aur interest rates bhi upar ja rahe hain.
I know someone who booked in Gulshan Homz's commercial belt project in Alpha-II Commercial Belt. They got a 2% discount on the base price and a free modular kitchen package. This was back in late 2022 though, market thoda different tha tab. Ab toh lagta hai they are even more confident with their pricing. So, 5-7% is probably out of reach now.
Bhai, market conditions dekho. Jab demand high hai aur inventory low, toh builder kyu discount dega? It's simple economics, we first-time buyers are just pawns.
I had a similar experience with a builder near Ajayabpur last year. They initially showed a good base price, but then added so many hidden charges – PLC, EDC, IDC, club membership, parking, maintenance advance. By the time I got the final quote, it was almost 15% higher. Negotiation for the base price was a complete no-go. They only budged on some minor amenities, which felt like a joke.
Yaar, I'm also looking in Sector 62A and Alpha II. Builders are quoting such high prices, aur discounts ke naam pe bas furniture package ya AC de dete hain. Is it even worth trying to push for a lower price, ya that's the max they'll give?
U3, it depends on the project's inventory. Agar unke paas units bache hain, especially higher floors ya specific facings, toh thoda room ban jaata hai. But for prime units, very little scope. Try to get better payment terms instead of direct price cut, sometimes that works.
Yaar, push toh karna padta hai. Mere ek friend ne Alpha I Greater Noida mein liya tha, bahut haggling ke baad usko finally registration charges waive off karwa liye. It was almost 1.5% of the property value, which is a big saving for a first-timer. So, don't give up completely, but don't expect a huge base price reduction either.
Totally agree with the OP! Gulshan Homz kya, most builders in Greater Noida West are playing the same game. Negotiation is a myth, they just give token discounts.
Haan bhai, token discounts hi milte hain. Real price cut toh sapna hai. Mera EMI vs rent calculation bhi bigad gaya hai.
Exactly! I was checking out their project in Alistonia Estate. They were so rigid. Matlab, you expect some room for negotiation, especially for a first-time buyer like me, but nothing. Just a take-it-or-leave-it attitude.
