Is anyone else finding builders in Greater Noida completely inflexible on pricing, only to see 'spot discounts' pop up later? I just got possession of my 3BHK in Sector 150 from Gaursons, moved in last month. Paid ₹1.65 Cr, thought I negotiated hard. But now I'm hearing about others getting 5% off on similar units just a few weeks later. This 'fixed price' policy feels like a joke. Was I just bad at negotiating, or do they only give these discounts to certain people or on specific floors? It's frustrating when you think you've got a good deal, then find out you didn't. Should've probably looked at secondary market options more seriously. Things nobody told me before buying!

See, this is why I always tell people to look at the secondary market. Builders always play these games. The 'fixed price' is just a marketing gimmick to create urgency. Then when sales slow down, they start offering 'limited period' or 'special festive' discounts. It's frustrating, but it's part of their business model. You might think you're getting a deal, but someone else is always getting a better one. Secondary market mein at least negotiation real hoti hai.
U5, secondary market mein bhi issues hain. Title clear hai ya nahi, previous owner ne sab dues bhare hain ya nahi, yeh sab headache hota hai. Naye flat mein at least ek peace of mind rehta hai. But
Bhai, Gaursons ki toh baat hi mat karo. Jab maine pooncha tha Alpha I Greater Noida mein, they gave a 'take it or leave it' attitude. Later I heard through a broker ki kuch units pe special deals chal rahi thi. It's like they punish you for being an early bird ya seedha-saadha customer.
U3, nahi yaar. I walked away. They just wouldn't budge. Abhi bhi regret karta hoon ki shayad thoda aur wait kar leta ya secondary market dekhta. Us time toh laga ki opportunity chhoot jaayegi.

Totally feel you! Builders ka yahi drama hai. Pehle bolenge fixed price, phir spot discount nikal denge. Mere dost ke saath bhi same hua Gaursons mein hi, lekin Sector 16B mein.
