Spent the whole Sunday checking out options in Sector 150 and Noida Extension. Godrej, ATS, M3M ke projects dekhe. Brochures mein sab sahi lagta hai, but I'm really worried about hidden charges. My cousin got a Gaursons flat near Yamuna Expressway, aur possession ke time so many extra costs like PLC, EDC, maintenance deposit. Matlab, budget pura hil gaya. Is this common with all builders? ACE ya Mahagun mein bhi aisa experience hua hai kisi ko? Kya kya surprises milte hain registry se pehle?

My biggest worry is the budget getting messed up. We've stretched ourselves thin for the down payment. If there are too many unexpected charges, we might have to take another loan, which means more EMI. My cousin was promised possession by 2023 end in Alistonia Estate, but abhi tak construction complete nahi hai, aur penalty bhi nahi mil rahi. Builders just delay and then demand more.
Yaar, I'm looking at Godrej Nurture in Sector 150. Brochure mein they claim all-inclusive pricing, but can we trust that? Has anyone here bought from Godrej in Greater Noida and faced hidden charges? Specifically interested in maintenance deposit and IFMS charges.
Haan bhai, IFMS toh hota hi hai. Builder usko hidden nahi bolte, but it definitely adds up. Aur kya property tax adjustments bhi baad mein aate hain?
Godrej ka track record generally better hai, but 'all-inclusive' is a tricky term. Always check the fine print for IFMS (Interest-Free Maintenance Security) and maintenance advance. My friend in Godrej Golf Links, Alpha I, had to pay a significant amount for maintenance deposit, which wasn't clearly broken down initially. It's usually 2-3 years of maintenance upfront.
Absolutely, this is the biggest fear for us first-time buyers. Brochure mein sab glossy dikhta hai, but possession ke time the actual picture comes out. My uncle also faced something similar with a builder in Ghaziabad. PLC, EDC toh common ho gaya hai ab.
Totally relate! Builders will find new ways to add to the bill. It's a nightmare for budget-conscious people like us.
Sahi kaha aapne. I booked in a project near Alpha II, Greater Noida, and the builder kept adding charges. First, it was just the basic cost, then came floor rise, then car parking, then club membership. It felt like they were just trying to squeeze every last rupee out of us. RERA mein complain kiya, but process bahut slow hai.
