My 3BHK in Omicron III got possession last month. The total acquisition cost was way higher than expected due to hidden charges. I learned this the hard way too. For my flat in Alistonia Estate, I insisted on seeing the draft agreement before booking. That's where all these charges like IFMS (Interest-Free Maintenance Security), club membership, and society registration fees were clearly listed. It's usually a percentage of the base price or a fixed amount per sq ft. Negotiate these *before* signing anything, not after. Once you've paid, you have zero leverage.

To add to what U8 said, for a 3BHK like the original poster mentioned, these charges can easily add up to 5-7 lakhs. IFMS is usually 2-3 years of maintenance in advance, club membership can be 1-2 lakhs, and then there's electricity connection, water connection, legal charges, and sometimes even a 'convenience fee' for payment. It's ridiculous how many heads they create to inflate the price.
U4, mere friend ka experience hai Omicron III mein, usko total 3-4 lakh extra dena pada tha 2BHK ke liye. Club, IFMS, power backup, parking... sab milake. Builder ne bola tha 'standard charges' hain.
This is a common tactic, especially now when the market is a bit slow in some pockets of Greater Noida. Builders try to show a lower base price to attract buyers. Always ask for a detailed cost sheet, line by line, before even paying booking amount. Don't trust 'all-inclusive' verbally.

Haan bhai, same here. Alpha II mein bhi yahi chal raha hai. They hide it in clauses like 'corpus fund' or 'legal fees'.
U2, exactly! Usually, they're hidden in the fine print of the Builder-Buyer Agreement (BBA). The sales team just glosses over it. For me, they sprung it at possession time. Tab tak toh loan bhi sanction ho gaya tha, aur paisa bhi de diya tha developer ko.
