Sector 166 — something about the pricing doesn't add up to me. I'm so fed up of renting yaar, landlord raised rent again, so finally taking the plunge and looking at buying in Greater Noida. Home Option Propbuild Pvt. Ltd. ke projects dekhe hain, but prices seem a bit high for a 2BHK around ₹78L. Is it possible to negotiate much on this? Like, kitna percent tak realistically builder kam karte hain? Aur yeh stamp duty, registration charges ka kya scene hai? Builders bolte hain ki "yeh toh government charges hain", but I've heard some give discounts ya absorb karte hain. Kya true hai? Also, floor-rise premium aur PLC worth it hain kya? Main 4th floor pe soch raha tha, but people say higher floors have more appreciation. Any experiences?
