Greater Noida buyers: How reliable are RERA checks really?

Are RERA checks actually reliable, or am I missing something huge with JBBS SR Realtors in Sunpura? I'm looking at a flat there, and the RERA site shows everything clear, but my lawyer found some past issues with the land title... honestly, I'm so confused. How do you even verify these things properly? My parents keep saying just trust the builder, but ab samajh nahi aa raha. Did anyone else face this with JBBS SR Realtors, or any project in Greater Noida?
