Greater Noida: Carpet area shock and broker doubts

Super area vs carpet area is such a misleading thing here, I swear. I just moved into my Malik Infrahomes flat in Sector 115 in March, and honestly, the usable space feels way less than what I paid for. It's making me rethink everything for my brother's new 2BHK search in Noida Extension, budget around ₹75L. I'm trying to figure out how to avoid this trap for him. Should we trust brokers for real advice or just go direct to builders? My last one felt like he just pushed a deal. Is there a trick to understanding the true carpet area before signing? And do brokers actually get better deals on PLC or parking, or are we better off approaching builders directly? I'm not sure if their commission is worth it.
