Was supposed to decide by last month but ab samajh nahi aa raha. Paras Tierea dekhne gaya tha Greater Noida mein, sab sahi laga initial. Brochure mein toh mast clubhouse, gym, sports facilities dikhate hain. Par sach mein kitna use hota hai? Yaar, log sirf maintenance charges dete rehte hain aur facilities ghost town bani rehti hain? I'm worried about paying high maintenance for things I won't even use. Is the clubhouse actually active? Koi experience share kar sakta hai?

OP, aapne kya decide kiya finally? Itni discussions ke baad kuch clarity mili ya confusion badh gayi? Main bhi Ajayabpur side dekh raha hoon, wahan bhi same dilemma hai clubhouses ko leke.
Dekho, clubhouse facilities are a double-edged sword. On one hand, they add to the lifestyle quotient and resale value. On the other, they do add to maintenance. It really depends on your priorities. Agar aapko active lifestyle chahiye aur aap use karoge, toh worth it hai. Warna, it's an added cost. Paras Tierea mein price range ₹38 L – ₹1.6 Cr hai, toh har budget segment ke log hain. Expectations bhi waise hi honge, so you might find some facilities very active and others not so much.
Bhai log, sabse pehle toh ye dekho ki Paras Tierea ka RERA number 'Not Applicable' hai. Completed project hai toh theek hai, but generally, RERA registered projects mein transparency zyada hoti hai. Aur 3550 units! Itni badi society mein clubhouse ko properly maintain karna bahut mushkil hai. Expect high charges, because if the builder doesn't subsidize, residents bear the full cost.
Paras Tierea completed project hai na? Toh residents bata sakte hain clubhouse ki actual halat? Kitna use hota hai wahan?

Yes, Paras Tierea is completed. Main wahan ke ek resident ko jaanta hoon. Unhone bataya ki clubhouse theek-thaak active rehta hai, especially weekends par. Kids ke liye activities hoti hain, but gym aur pool ka use mixed hai. Maintenance kaafi high hai though, so budget dekh lena.
Totally agree with OP. I visited a project near Alpha I Greater Noida, same story. Brochure mein sab dikha dete hain, but real use kitna hota hai? Maintenance charges toh lag jaate hain har mahine, aur phir bhi facilities ghost town bani rehti hain. This is my biggest fear as a first-time buyer.
Haan bhai, exactly! Mere ek friend ne Alistonia Estate mein liya tha, wahan bhi gym aur pool sab hai. Starting mein toh sab active tha, but ab koi jaata hi nahi. Pandemic ke baad toh aur bhi kam ho gaya. Builder ne toh apna kaam kar diya, but society manage nahi kar paati. Aur is market mein toh har penny count karti hai, extra kharcha soch kar hi darr lagta hai.
