Greater Noida completed projects: Your take on usable space?

Greater Noida properties — been looking for months now. Fed up of renting, landlord raised rent *again*. I'm finally taking the plunge; EMI vs rent math ab theek lag raha hai. Trying to decide between Novel Homes and Avexa Homes 4, both completed. Everyone talks about price, but nobody really focuses on carpet area efficiency. Honestly, after seeing floor plans, lagta hai builders kaafi space waste karte hain. Avexa Homes ke layouts thode better lage, but Novel Homes ka maintenance charge sunkar thoda doubt ho raha hai, especially with what's included. Iska resale market kaisa hai? Okay, I'll say what no one says: many projects look good on paper, but actual usable space is a different game. Which one genuinely gives more practical space for a family end-user? Change my mind.
