Shortlisting properties feels way more complicated than I thought. I'm eyeing Greater Noida, especially Sector 25A. Any advice on where to start looking? Also, which bank offered the best home loan experience for a first-timer?

Honestly, Greater Noida is still a good bet for long-term appreciation, but the current market conditions are a bit sluggish. Don't overstretch your budget. Look for ready-to-move options if you can, even if they cost a little more, you save on rent and mental peace. Pre-EMI is a huge burden.
Near 25A, you might find some resale flats in older societies of Alpha II. They are well-established but might need some renovation. Connectivity from Alpha II is also great, but are the amenities up to modern standards?

Sector 25A is good, but a bit on the pricier side now. I was looking there last year. The connectivity is decent, especially if you work towards Noida Extension or even Delhi via the expressway. But traffic can be a pain during peak hours near Alpha I. Also, builder track records are super important here. Don't just go by fancy brochures.
Possession time? Haha, good joke! My project in nearby Alistonia Estate was supposed to be delivered two years ago. Builder ne toh bas dates pe dates di hain. Now they're saying end of next year. Always factor in at least a 1-2 year delay, seriously. Don't believe what they say during booking.
Most projects in Sector 25A faced delays post-RERA implementation, but some are catching up. Check the RERA website for actual possession dates. Prices are around 8-9k/sqft for decent projects, but varies.

HDFC is decent, but be very careful with hidden charges and processing fees. My brother got a loan from ICICI and regretted it later because of some clauses he missed. Read every single line of the offer letter, especially the pre-payment penalties. It's a long-term commitment, so don't rush the bank part at all.
Home loan ke liye, I found HDFC Bank quite good for first-timers. Their process was relatively smooth and the interest rates were competitive. Just be ready with all your documents.
