Greater Noida: Flat vs plot near Jewar – what's smarter?

Been renting for ages, landlord just hiked rent again. I'm finally taking the plunge and looking to buy in Greater Noida. Fed up of paying EMI to someone else, yaar. I'm eyeing a 3BHK in Noida Extension, maybe a project by Godrej. But then Yamuna Expressway area near Jewar Airport also looks promising for future appreciation. Should I consider a plot instead of a flat there for better long-term gains? Confused between immediate flat convenience vs plot ka ROI. What's the community's take on this dilemma?
