posted on 13 MayGreater Noida from Dubai – POA for remote management?
Sunpura – I'm looking at a 3BHK by Gaursons India there, but I'm based in Dubai. Site visits are tough, you know? A lawyer friend just told me about getting a specific Power of Attorney (POA) for property registration that includes clauses for rental management and even future sale. This covers so many legal clarity issues for NRIs like us who can't be there physically. It's not just a general POA; it's very detailed for real estate transactions. Anyone else done this for their Greater Noida investment? Seems like a solid way to manage remotely.

POA is a double-edged sword. It's essential for NRIs, no doubt. But the market in Greater Noida is tricky right now. While prices are stable, resale can be slow. Make sure your POA has clear exit clauses if you plan to sell in the future. Also, current rental yields aren't always great, so factor that in. Don't just rely on the builder's rental projections. A good property manager (not just a POA holder) might be worth the extra cost for peace of mind if you're not selling soon.
I actually did something similar for my flat in Alistonia Estate, Greater Noida, although not Gaursons. Got a special POA for my brother. It covered registration and even dispute resolution. The key is to get it registered at the Indian consulate in Dubai and then re-registered here. It cost me around 20k for the lawyer and registration fees back in 2022. Just make sure the person holding the POA is someone you can absolutely rely on. Builder ki possession date kya hai, by the way? Gaursons ka track record mixed hai.
U10, thanks for the info on the process and cost, that's super helpful! Gaursons Sunpura ka official possession date toh end of 2025 hai, but sabko pata hai delays hote hi hain. Have you faced any issues with your brother managing it remotely? Like, any specific challenges he had?
Totally agree with the POA idea! It's the only way for NRIs. Had a friend use it for his flat in Ajayabpur.
POA sounds good on paper, but be super careful yaar. My uncle got a general POA for his property in Alpha II, and the person misused it. Make sure the specific clauses are iron-clad and you trust the person implicitly. Builders often recommend their own lawyers, avoid that.
U7, you're absolutely right. Trust is everything. A POA is only as good as the person holding it.
Bhai, this is exactly what I was looking for! Main bhi NRI hoon, Riyadh mein rehta hoon aur Greater Noida mein property lena chahta hoon. Gaursons ka project Sunpura mein achha lag raha tha but remote management ka tension tha. Ye specific POA ka idea toh brilliant hai! My family lives far away so they can't always handle things. Ismein kya specific clauses dalwane hote hain? Any lawyer recommendations in Delhi/NCR jo NRI POAs handle karte hain?
U6, haan, specific clauses bahut important hain. Make sure it explicitly states powers for registration, signing lease agreements, collecting rent, and most importantly, specific conditions for sale. Meri friend ne Gurgaon mein karaya tha, they used a firm called 'LegalEase India'. But trust factor is key, no matter how detailed the POA is.
