Greater Noida home search, feeling blindsided by extra charges

Visited IHPL Group's project in Sector 51 last week. They quoted a good base price, but then PLC and floor-rise premium added like 10L extra! Yeh sab all-in cost mein kitna badha dete hain? Is this normal for Greater Noida?
