Greater Noida infra: Are builders just riding the wave?

Honestly, I'm so confused about Greater Noida real estate. Everyone says Jewar Airport will make prices skyrocket, especially near Yamuna Expressway. But is that appreciation real for end-users, ya sirf investor hype hai? I'm eyeing a 2BHK in Noida Extension, budget around ₹80L. Will FNG Expressway really impact these areas much, or is it just speculation? My parents keep saying wait. Also, these IT parks and SEZs, are they driving actual demand or just builder marketing? Is a 2BHK in Sector 150 at ₹1.2Cr justified? Seems too high. Change my mind if I'm wrong, but lagta hai ki builders are just riding the infra wave.
