Greater Noida infra: Is the appreciation already done?

90 lakh for a 3BHK in Greater Noida - is this the new baseline for quality projects? Earlier, I was eyeing Noida Extension, but now my focus has shifted to Greater Noida due to all the infra development. From my experience, new expressways ka impact real hota hai. FNG Expressway ke along properties dekh raha hoon, especially around Sector 83. Godrej ke kuch options interested kar rahe hain. My main concern is, kya FNG aur Aqua Line Metro extensions ka full appreciation already priced in ho gaya hai? Ya abhi bhi koi investment window open hai? I'm looking for a calculated risk, something that hasn't peaked yet. What's your take? Should I wait ya abhi grab kar loon?
