Greater Noida infra: Where to buy for future value?

Spent the whole Sunday checking out options in Greater Noida West and also drove down towards Yamuna Expressway. Finally taking the plunge, fed up of renting. Landlord ne fir rent badha diya. I'm looking at a 2BHK, budget around ₹70-80L. My main question is about the infra projects. Jewar Airport aur Aqua Line Metro extensions ka real estate par kitna impact hoga? Sab bolte hain price appreciation hoga, but which areas will actually benefit most? Noida Extension (Sector 12) looks good for now, but Yamuna Expressway micro-markets seem more future-proof due to Jewar. Is it still a good investment window near these upcoming infra corridors, or have prices already shot up too much? Kya lagta hai, where should I put my money for good ROI?
