My analysis suggests a 3BHK around ₹1.5 Cr should offer decent appreciation, but I'm trying to understand the actual negotiation bandwidth. How much of a spot discount can one realistically secure on the listed price? From my experience, a 3-5% reduction significantly impacts the overall ROI. Should I focus on a direct price cut, or are there other elements like PLC or maintenance charges where builders offer more flexibility?
