Greater Noida landlord: My rental yield is a joke.

Since late 2022, the rental market in Greater Noida is just something else. I've been tracking rents, especially in Noida Extension and Sector 150, and they've shot up 30-40% in two years. Matlab, it's crazy. As a landlord, even with this hike, my rental yield is barely hitting 2.5-3%. My EMI toh is much higher. Is it still worth holding property for rental income here, considering the Jewar Airport buzz? What actual ROI are other landlords getting? Should I sell now?
