RERA in Greater Noida feels more like a guideline than a strict rule for some builders. I'm currently in a 2BHK in Sector 137 but thinking of upgrading to a 3BHK or maybe a villa, budget around ₹1.5 Cr. I’m looking at projects like Hi Castle Group's Northwind Sanctuary, but builder ka legal track record kaise verify karein, that's my main concern. Kya kisi ko actual experience hai RERA registration check karne ka? Matlab, website pe toh sab dikh jaata hai, but what are the red flags jo log miss kar dete hain? And agar builder delay karta hai, jaise bahut common hai Greater Noida mein, toh RERA complaints kitni effective hoti hain? Is it just on paper, or real action bhi hota hai? Already home loan hai, so I don't want to get stuck. Any advice on what actual documents to scrutinize?
