Greater Noida mein hidden charges ka kya scene hai at possession?

Builder ki hidden charges toh pagal kar dengi Greater Noida mein. Shreelabh Buildcon ka Sector 146 wala project dekha tha, family ke liye 3BHK chahiye tha. My wife really liked the location for the kids' school. Brochure mein jo price dikhaya tha, that was already pushing our ₹1.5 Cr budget. Ab possession ke time pe they're adding so many extra costs – maintenance deposit, club membership, IFMS, parking charges, utility setup fees. Matlab, ye sab pehle kyun nahi batate? It's like an extra ₹5-7 lakh out of nowhere! Is it normal for builders to spring these up at the last minute? How much can we actually negotiate on these 'mandatory' charges? Anyone else faced this, especially around Pari Chowk or Noida Extension?
