Okay I'll be honest — I work in real estate but buying for myself is a whole different ballgame, especially in Greater Noida. I'm looking at a 2BHK around Noida Extension, budget ₹70L ke aas paas. Builders like Ashiana Homes often dangle "spot discounts" during events. My question is, how much of that is real? Matlab, can you actually get a significant price drop, say for a ₹75L flat, or is it mostly a gimmick to create urgency? I know builders have their tactics. Is it better to wait for end-of-quarter targets or push for a spot deal now? Also, do brokers genuinely help in getting these discounts, ya they just push inventory for their commission? Wondering if anyone has actually scored a big spot discount recently around Yamuna Expressway projects. What's the real ground reality?
