Greater Noida mein total property cost kitni padti hai?

My lease ends in 4 months and I'm totally fed up with renting now. Finally taking the plunge for a 2BHK in Greater Noida, maybe near Omicron III. Dekh raha hoon The Hemisphere mein kuch options. But yaar, yeh all-in cost ka calculation samajh nahi aa raha. Builder sirf base price batate hain. Stamp duty, registration, PLC, parking, interiors – sab add karke kitna extra padta hai? Also, secondary market mein kya zyada negotiation scope hota hai compared to new projects? Investment perspective se which is smarter?
