Greater Noida negotiation: Builders' 'discounts' are a scam.

Since January I've been shortlisting flats in Greater Noida, mostly around Sector 97. I'm based in Dubai, so site visits aren't easy, relying heavily on brokers. Royal Next Homes ke projects dekh raha tha, but the price negotiation seems like a joke. Builders bolte hain spot discount hai, but jab total cost dekho, it's barely anything. Is pre-launch pricing really better ya bas hype hai? NRI hone ka koi benefit milta hai kya in terms of better deals or payment plans? Worried about the actual all-in cost, not just the base price. Stamp duty, PLC, maintenance, sab mila ke kitna upar jaata hai? Can't even manage the property later, so need value. Has anyone negotiated a good chunk off the listed price recently, especially for an investor?
