Did a site visit to Proplarity Group's project in Sector 144 last weekend. They quoted me around 78L for a 2BHK, which felt okay initially. But then the sales guy started adding PLC, parking, and maintenance charges. Honestly, I'm trying to figure out the true all-in cost. How much room is there for negotiation on these extras? Can you really push back on PLC or is it fixed? What are the usual hidden charges that pop up at possession in Greater Noida? Don't want any nasty surprises later.

Bhai, you hit the nail on the head! These builders always quote a base price and then add so many things. PLC toh hamesha negotiable batate hain, but jab push karo toh bolte hain 'management approval' lagega. I faced similar issues with a project near Alpha II. Kitna discount manga aapne PLC par?
