Pre-launch deals in Greater Noida are a total scam, change my mind. I'm eyeing a 2BHK near Sector 149, budget around ₹70-80L. Earthcon Universal Infratech jaise builders ke pre-launch offers attractive lagte hain. But is early-bird actually a real discount, ya bas marketing hype? I heard open market mein bhi same price milti hai. Builder se kitna negotiate kar sakte hain? 5% ya 10%? Matlab, pre-launch mein real ROI hai? Disagree? Tell me why.

I made the mistake of booking pre-launch in Alpha II Commercial Belt years ago, thinking I'd get a great deal. Ended up paying almost the same as ready-to-move later, plus I had to pay rent for 2 years while waiting. The 'discount' was eaten up by interest on the home loan and rent. My ROI was definitely negative due to the opportunity cost. If you're budget-conscious, ready-to-move is always safer, even if it's slightly higher upfront.

Bhai, builders sirf apni inventory clear karte hain pre-launch mein. They just want to raise capital for construction, not give you a 'deal'.
Earthcon ka naam suna hai, but you need to be cautious. My friend had a bad experience with their project in Ajayabpur, possession was delayed by almost 3 years. Check reviews specifically for their past projects and their RERA compliance history. Sometimes they launch new companies for new projects to hide past issues. Be vigilant.

Current market conditions in Greater Noida are a bit slow, so you might get 3-5% if you push hard, but 10% is very difficult unless the project is really struggling. See, it's not always a scam, but you need to be very careful. I booked a 3BHK in Alpha I Greater Noida during pre-launch 4 years back and got a good 10% discount compared to the launch price. But that builder had a proven track record. Earthcon Universal Infratech ka track record check karna padega, especially for timely delivery. Sometimes the 'discount' is just for lower floors or less desirable units.
Sahi baat hai yaar. Mere ek relative ne bhi pre-launch mein book kiya tha Sector 150 mein. Us time laga tha bahut sasta mil raha hai, but possession mein itna delay hua ki unka EMI aur rent milaake, it wasn't worth it. Builder ne bhi koi penalty nahi di.
Totally agree with you! Pre-launch is mostly hype. They show you fancy brochures but the ground reality is often different. I've seen friends get stuck for years.
