Greater Noida prices: Real growth or bubble?

Spent the whole Sunday checking out options in Noida Extension online. I'm in Dubai, so can't visit myself. Prices for 2BHKs seem up, especially near Jewar Airport. Is this growth sustainable for 2026, ya phir correction aayega? Worried about overpaying. What's the real ground reality for appreciation?
