Greater Noida projects: What's the real story from residents?

Since January I've been shortlisting flats in Greater Noida, mostly 3BHKs in Noida Extension or Sector 150. My last project had hidden charges. Need to be super careful now. Looking at Godrej, ATS, Gaursons, and M3M. Marketing's one thing, but what's the actual construction quality like after a few years? Thinking plaster cracks, seepage. And hidden costs? PLC, maintenance deposits – they always add up. How transparent are they? Any current residents with real feedback on their projects?
