Been scouting for a 3BHK in Greater Noida for months now, especially around Sector 150 or Noida Extension. Prices are wild, around ₹1.5 Cr for something decent. I work in real estate, so I know the marketing games. But buying for myself, I'm extra careful. One thing I always tell people, and it's a real hack: don't just fall for the fancy sample flat. Builders like ATS or Godrej Properties show you the best, but actual construction quality can differ. Meri tip hai, go check the actual project site, not just the marketing office. Look at the back of the building, the fire exits, basement parking. Wahan se pata chalta hai ki builder ne kitna compromise kiya hai. Material quality wahi dikhti hai, asli finishing.
