Greater Noida property appreciation is seriously overrated, no?
Need to upgrade to a bigger flat, looking at Greater Noida. Bulland Calisto and Real Shree Shyam Villas are options, but confused. My wife's priority is a safe area for the children. Has anyone actually seen the construction quality at Calisto? It's cheaper, but is it worth the risk compared to Shree Shyam Villas? Or should I just stick to a smaller flat closer to the city? Kya return achcha milega? Honestly not sure what to do.

OP, aapki dilemma samajh raha hoon. Jab pehli baar ghar lete hain toh har cheez ki tension hoti hai. Calisto ka price point aur Shree Shyam Villas ka quality reputation, dono apni jagah theek hain. Lekin safety aur construction quality compromise nahi karni chahiye, especially with kids. Kya aapne sites visit ki hain? Wahan ke residents ya aas-paas ke logon se baat ki hai? Alistonia Estate jaise established areas mein bhi options dekh sakte ho, thoda budget stretch karke. Sometimes, a smaller flat closer to the city with better amenities is a better bet than a bigger one far away with constant worries.
U11, Shree Shyam Villas kaafi better hai reputation wise. Quality mein unhone generally maintain kiya hai standard.
U10, Shree Shyam Villas ke baare mein aur kuch bata sakte ho? Uski construction quality kaisi hai aur kya usmein bhi delays ka koi issue raha hai past mein?
I think Greater Noida ko completely write off karna galat hoga. Har jagah pros and cons hote hain. Long-term mein yahan growth potential hai, especially with the upcoming infrastructure. Alpha I Greater Noida mein kuch projects ne accha appreciation dikhaya hai. Safe area ke liye aapko society ke andar facilities aur security check karni chahiye, not just the general locality. Current market conditions mein kya lagta hai, prices aur gir sakte hain ya yahi bottom hai?
Haan, sahi baat hai. Long term mein toh GNoida accha hi hai.
U7, market conditions mein abhi stability hai. I don't think prices aur zyada girne wale hain, in fact, kuch areas mein minor correction ke baad ab upar hi ja rahe hain. But for Greater Noida, it's very project-specific. Good projects with clear titles and RERA compliance are holding strong, but the ones with delays are struggling. So, choose wisely.
Dekho yaar, Calisto ka RERA number UPRERAPRJ5548 hai aur jab maine check kiya tha, possession date 2020-12-31 thi. Abhi bhi ONGOING dikha raha hai, which is a HUGE red flag for me. Mere ek dost ne ek aur builder ke project mein invest kiya tha Greater Noida mein, wahan bhi aise hi dates extend hoti raheen aur ab tak project stuck hai. Construction quality ka to poochho hi mat. Itna delay matlab builder ki financial health ya intent mein problem ho sakti hai. 336 units hain, sab ke sab wait kar rahe honge.
Exactly! U3 ki baat bilkul sahi hai. ₹24 L – ₹35 L ka price range sunke ek baar toh lagta hai ki chalo affordable hai, but agar possession hi na mile time pe toh kya faayda? Better to spend a little more for a ready-to-move or near-completion project, even if it means compromising on size.
U4, Bulland kaafi builders ke saath issues mein raha hai. Unka reputation bohot accha nahi hai market mein. Careful rehna padega.
Sahi keh rahe ho. Builder ka track record check karna bahut zaroori hai. Bulland Calisto ke builder ka past record kaisa raha hai? Kya unhone pehle bhi delays kiye hain ya yeh first time hai?
Totally agree with you! Safety ka concern toh genuine hai. Meri wife bhi bol rahi hai ki children ke liye safe area hona chahiye. Calisto ka price point attract karta hai but fir wahi quality aur future ki tension. Shree Shyam Villas thoda upar hai budget mein but maybe better for peace of mind. Alpha II ke paas ke projects bhi dekh lo ek baar, wahan thoda better feel hai.
Bhai, Greater Noida mein appreciation kaafi overhyped lagta hai mujhe bhi. Especially Calisto, uska possession date 2020 ka tha na? Abhi tak ONGOING dikha raha hai RERA pe. Ye sab dekh ke hi darr lagta hai ki apna paisa phas na jaaye.
