My personal experience with a builder in Sector 16B (not Vardhman, but nearby) was a nightmare. They promised possession in 2021, it's 2024 and still under construction. Every time we ask, they give some vague excuse. The 'price correction' they offered me initially was offset by paying rent for three extra years! So no, I don't think these deals are real. It's just bait to get you into the project, and then they hold your money hostage.

Yaar, I'm a first-time buyer too and this is making me so nervous! But I heard some people actually got good deals in resale properties, not direct from builders. Like, someone bought a 3BHK in Alpha I Greater Noida for a surprisingly good rate from an investor looking to exit. Is that true? Aur agar hai, toh how do we find those genuine sellers?
U6 is right, resale can be a good option. But beware of brokers who create artificial urgency. Verify everything independently. I almost fell for a trick where the broker said the seller was desperate, but later found out he was just trying to push an old inventory.
Resale is good, but check paperwork thoroughly. Builder NOC, society dues, everything. Don't rush.
U5, yes, it's possible in resale, but you need to be very patient and lucky. A friend of mine got a 2BHK in a well-known society in Alpha I for around 45 lakhs (all-inclusive) last year, which was almost 10-15% lower than builder's current rates for similar units. The seller was in urgent need of funds. You need good local brokers who have such connections.
Bhai, totally agree with you. Vardhman Group ka toh pata nahi, par maine bhi ek builder se deal ki thi Greater Noida West mein. Price correction ke naam pe bas basic rate kam karte hain aur fir floor rise, PLC, maintainence advance, electricity meter charges, car parking, club membership – sab add kar ke bilkul wahi amount ho jaata hai. It's like a magic trick. End result toh same hi hota hai, bas dikhane ke liye paper pe kam rate dikha dete hain.
Exactly! My experience with a project near Alpha II was similar. They showed a 'discounted' rate of 4200/sqft but by the time all the 'mandatory' charges were added, it was well over 5000/sqft. Plus, the super area calculation felt inflated. I walked away from that deal. Did anyone actually get a genuine, all-inclusive reduced price in the last 6 months in Greater Noida?
