Okay I'll be honest — I'm completely lost on the *actual* all-in cost of property in Greater Noida. Eyeing a 2BHK in Noida Extension, budget ₹70-80L. Hidden costs are huge, everyone says. Matlab, stamp duty, registration, PLC, parking, IFMS, yeh sab milake kitna extra ho jaata hai? Is it really 15-20% *over* base price? Heard about builders like Capital Infra adding charges for maintenance advance or society setup at possession. Is that common? And negotiation ka kya scene hai? Builders always say fixed price, but can you actually knock off 5-10% from the listed price? My parents insist I bargain, but I'm not sure it works. So, for a first-time buyer, what's the realistic *final* amount? Aur negotiation mein kitna scope hota hai?

My experience in Alpha I Greater Noida was similar. They quote one price, then add PLC for park facing, corner unit, then IFMS, then society corpus fund, then power backup charges. It adds up to a ridiculous amount. Negotiation? Forget about it, they
Totally agree! Bhai, yeh hidden costs ka chakkar bahut bada hai. Jab deal final hoti hai, tabhi pata chalta hai ki 15-20% toh minimum upar jaata hai. Base price is just a bait.
