Kitna negotiate ho sakta hai real mein Greater Noida property mein? I'm looking at a 2BHK from Proplarity Group near Bhanauta, price is ₹78L. Builder bol raha hai spot discount hai but it's barely anything. My parents keep saying builders inflate prices huge, so I'm wondering kitna margin hota hai. Also, final all-in cost mein kitna extra lagta hai? Stamp duty, registration ke alawa aur kya hidden charges hote hain jo possession ke time pe aate hain? Not sure if that 'discount' is just to cover later costs. Thoda confused hoon.

I think the key is to know your budget ceiling and stick to it, no matter what discounts they throw. Don't get emotionally attached to one property. Compare 3-4 projects thoroughly, get all costs in writing, aur tabhi negotiate karo. Aur Proplarity ka ek project maine suna hai ki thoda behind schedule chal raha hai, toh delivery timelines bhi check kar lena.
Negotiation is definitely possible, especially abhi market thoda buyers ke favour mein hai. Builders ke paas inventory hai toh woh bhi nikalna chahte hain. My uncle recently got almost 10% off on a ready-to-move flat in Alistonia Estate, plus they even waived off stamp duty for him! Don't settle for just a small 'spot discount' drama. Push for more, ya toh price mein ya fir amenities/charges mein.

Ab toh EMI aur rent dono bhari jaa raha hoon, bahut mushkil ho gaya hai. Make sure to check RERA status aur builder ke past projects ki delivery record bahut carefully.
True, always factor in at least 10-15% extra over the quoted price for hidden charges and potential delays. Especially in current market conditions in Greater Noida, demand thodi slow hai, so builders might be more flexible than they let on. RERA registration aur project completion date pe focus karna sabse zaroori hai.
Builders ki toh yehi kahani hai. Date pe date dete rehte hain. Meri toh EMI aur rent dono jaa rahe hain, bahut mushkil ho gaya hai. Ab toh lagta hai booking hi galat thi.

Haan bilkul! Carpet area kitna hai, yeh sabse important hai. Builders base price kam dikhate hain but then maintenance, club membership, parking, EDC/IDC charges, power backup, IFMS (Interest Free Maintenance Security) – ye sab add karke bill phul jaata hai. Spot discount toh bas eye-wash hota hai to make you feel like you got a deal, but it barely covers these 'hidden' costs. Negotiate hard!
Agreed! Bhanauta mein ₹78L toh bahut zyada lag raha hai unless it's a super luxury project. Alpha-II mein bhi shayad itne mein ek decent 3BHK mil jayega. Pricing mein bahut margin hota hai, don't fall for the first offer.
