I agree with the point about resale and tenant attraction. The market conditions in Noida and Greater Noida are quite competitive right now. Many new projects are coming up. If you're paying such a premium, you should expect premium quality and timely delivery by 2027 end. Have you tried asking for current site photos or a video walkthrough from the builder? Since you're in Dubai, that might help a bit.
Honestly, for an investor, resale value in Greater Noida is slowly picking up, especially with the upcoming airport and infrastructure. But for ₹1.8 Cr, you need top-notch quality and amenities to attract good tenants later. If the clubhouse isn't maintained, or there are structural issues, tenants will find other options. And with 360 units, competition for tenants might be high if not done right.
The builder's track record is key. Just because they delivered on time doesn't mean quality is assured. My uncle bought a flat in Delhi NCR, and after 2 years, seepage started in the bathroom. Builder ne pura ignore kar diya. So, ground reality checks are important. Can someone who lives near Greater Noida confirm if The Valley is actually progressing well? And what about the area's development around it?
I pass by The Valley site often. Construction seems to be moving, but it's still very much under development. The area around it is developing too, but it's not fully established yet. For amenities, builders often show fancy designs, but maintenance becomes an issue. My friend pays a huge maintenance fee for a clubhouse that's half-empty most of the time.
The Valley mein total units 360 hain, which is decent, not too crowded. But yes, the price of ₹1.8 Cr is steep for a first-time buyer. Quality wise, I heard mixed reviews for the builder's previous projects. Some say finishings were rushed. My cousin bought in Alistonia Estate, and their clubhouse amenities are still not fully functional even after possession. So, check that carefully.
Hey, I'm also looking at Greater Noida, but The Valley seems a bit out of my budget at ₹1.8 Cr onwards. My initial thought was ₹80-90 lakh like you mentioned. Is this price justified for the quality and location? Dubai se dekhna tough hai, I can only imagine. Any thoughts on other projects in Alpha I or Alpha II with better value?
Yaar, prices have shot up so much since last year. ₹80-90 lakh mein toh ab bas 1BHK ya chote 2BHK milenge shayad. The Valley ka price high hai but it's a newer project, so maybe that's why. But construction quality is my biggest fear too, no one wants cracks later. I saw a project in Ajayabpur, price was okay, but location was a bit isolated.
