Greater Noida property search: Where's the value now?

Since last Diwali, we've been seriously looking for a 3BHK in Greater Noida. My wife's priority is a safe society near a good school for the kids. Noida Extension aur Sector 150 mein prices bahut upar chale gaye hain. We're budgeting around ₹1.5 Cr for a 3BHK, but finding value is tough now. Jewar Airport ke baad sab serious ho gaya hai. Are there still any price-correction zones in Greater Noida jahan value mil sakti hai? Like Naya Gaon ya koi other emerging area? And builders like RJ Group, do they actually give spot discounts on ready-to-move flats? Or is it just a gimmick, and they recover it later? Kisi ko koi idea hai kitna negotiate kar sakte hain realistically? I'm honestly not sure if waiting more makes sense.
