Greater Noida ready projects: What's the real deal?
The 'all-inclusive' price builders quote is such a joke, especially for ready properties in Greater Noida. I'm torn between Rudransh Green Vista and JM Orchid. Rudransh ka price point theek lagta hai, but JM Orchid ke liye they're quoting high. After all the hidden charges, maintenance, aur phir super area vs carpet area ka game, kya actual value mil rahi hai? RWA ka bhi scene samajh nahi aata, kitna active hai and what are their charges? Anyone bought in these, especially about the actual total cost and RWA experience?

Greater Noida mein abhi bhi prices kaafi high chal rahe hain, especially in developed sectors like Alpha I and Alpha II. Builders are holding on to their rates, even with the current market conditions. They just re-label things as 'luxury' to justify the price. JM Orchid toh kuch zyada hi quote kar raha hai, I heard they're banking on the upcoming infrastructure projects. It's a tough market for first-time buyers like us.

Maine Rudransh Green Vista ka site visit kiya tha last month. The possession date is officially 2023-11-01, which is good. But bhai, total units sirf 28 hain! Itna chhota project hai, mujhe dar lag raha hai RWA kitna strong ya active hoga. Aur koi bata sakta hai Rudransh mein 2BHK actual kitne mein pada after everything? They were quoting around ₹55L for a mid-floor unit, but I'm sure that's not the final figure.

28 units? That's really low. RWA ki bargaining power almost zero ho jaati hai aise mein. Builder se maintenance agreement theek se padhna, nahi toh lifetime unke hi rules chalenge. Think about it, common areas ka maintenance, security, sab ispe depend karta hai.
Sahi kaha, RWA ka bahut important role hota hai. Chhote projects mein RWA banne mein bhi time lagta hai aur phir funding ka issue aata hai. Mere ek relative ne Alpha I Greater Noida mein liya tha, unko RWA set hone mein 2 saal lag gaye, tab tak builder ne apni manmani ki thi.

Meri family bhi Rudransh Green Vista dekhne gayi thi, they said ₹38L se shuru hai but I bet that's for some tiny unit without any amenities. Budget-conscious buyers ke liye yeh hidden costs sabse bada headache hain.

Haan bhai, same experience! Maintenance charges aur power backup ke naam pe bhi alag se loot machi rehti hai. Lagta hai kabhi ghar le hi nahi payenge.
