35% rent hike in Sector 78 for a 3BHK, it's just insane. We're looking to upgrade for the kids' school and need at least a 3BHK, maybe in Noida Extension or even 137. Honestly, the prices landlords are asking for semi-furnished flats are shocking, like ₹30k+ for places that were ₹22k two years ago. My wife's main priority is a safe neighborhood for the children and good schools nearby. Are these rents even sustainable, or will they stabilize? Also, hearing stories about maintenance responsibility disputes. Who actually pays when the AC or geyser breaks? Am I the only one finding it this tough to get a fair deal?

Maintenance ka toh puchho mat. My friend in Alistonia Estate had a huge fight with his landlord over a broken AC compressor. Landlord bol raha tha tenant ki responsibility hai, but it was an old unit. End mein aadha aadha share kiya. Iska koi standard rule nahi hota kya?
Honestly, I think ye rents abhi stabilize nahi honge. Noida aur Greater Noida mein infra develop ho raha hai, connectivity badh rahi hai, schools aur offices bhi aa rahe hain. Demand supply ka game hai. Plus, post-pandemic, log thode bade ghar prefer kar rahe hain. So, prices will likely stay high for a while. Ajayabpur ke paas bhi plots ke rates badhe hain, toh flats ka toh soch hi lo.
Same pinch! Humara budget bhi tight hai aur 3BHK dhoond rahe hain. Noida Extension mein bhi options kam hain aur jo hain, unka rent sunke darr lagta hai. Is time pe buy karna better hai ya rent pe rehna?
U8, sahi kaha. Buying mein hidden costs bahut hote hain. Stamp duty, registration, interiors... Renting gives flexibility, but then these hikes are scary. Tough choice!

Buying is a whole different ball game, yaar. EMI will be much higher than rent for a similar sized flat, especially with current interest rates. Plus, you need a big down payment. I'd say rent for now, wait for the market to cool, but who knows when that will happen? Maintenance ka issue toh buying mein bhi aata hai, society charges alag se.

Aap akele nahi ho. Humne bhi Alpha II, Greater Noida mein dekha hai, aur Alpha-II Commercial Belt ke paas bhi rents high hain. Lagta hai sab schools aur metro connectivity ki wajah se ho raha hai.
Totally agree, bhai. Sector 137 mein bhi same haal hai. Builders ki manmaani chal rahi hai, lagta hai.
