Just got possession of my 3BHK in Sector 150. Everyone talks about RERA registration, but honestly, checking the builder's actual legal track record and title documents was the real headache. Panchsheel Group was okay, but the due diligence... does RERA actually help with possession delays or quality issues here? Seems like a formality sometimes. Disagree? Tell me why.

Totally agree bhai! RERA registration is just a starting point. My friend booked in Alpha II Greater Noida, same builder, Panchsheel. Unko bhi kaafi delays hue. Builder toh bas dates pe dates deta rehta hai.
Totally! My cousin booked in Sector 150 too, not Panchsheel but another big name, and the RERA number was there but construction stalled for months. We had to literally chase them for updates. It's like RERA is just for registration, not for actual project delivery sometimes
