Visited a Dev Sai project in Sector 72. Honestly, these 'spot discounts' feel like builders just inflate prices first. Are brokers really getting better deals than direct builder negotiations in Greater Noida? I've seen Dev Sai do it. For investors, total acquisition cost is everything. Convince me otherwise.

Bhai, you hit the nail on the head! I was looking at a property in Alpha II, Greater Noida, and the builder quoted one price directly. Then a broker came in with a 'special' deal that was barely 1.5% lower. It just felt like a marketing gimmick. My question is, are these brokers getting some hidden kickbacks or something? Haan, absolutely! Brokers definitely get commissions, sometimes a percentage of the deal, sometimes a fixed amount per unit sold. They pass on a small part of that to you as a 'discount' to close the deal quickly. It's their incentive. I heard from a friend who works in real estate that for projects in areas like Ajayabpur, some builders even offer extra incentives to brokers for quick sales, which then gets partially passed on as 'spot discounts'. It's all part of their sales strategy, not necessarily a real saving for us.
Totally agree with the original post. I also visited a few projects in Greater Noida West and the 'discounts' they offer just feel like they're giving back a small percentage of an already hiked-up price. It's so frustrating for first-time buyers like us. Dev Sai is known for this, I guess.
