Greater Noida super area calculations are a total scam

Spent the whole Sunday checking out options in Sector 71, especially Shree Brahma Infraheights. We need a 3BHK for the kids, but yaar, builders ka super area calculations dekh kar frustration ho rahi hai. They quote a price per sqft, but carpet area is so much less. Plus, floor rise premium alag se. It's like they're inflating numbers. My wife wants a bigger space, but this super area trap makes it tough. How much extra are we actually paying for nothing? Is there any way to negotiate this carpet vs super area difference? Aur yeh floor rise ka kya scene hai?
