Greater Noida Extension — currently in a 2BHK in Sector 150, thinking of upgrading to a 3BHK or a small villa. Already have a home loan, so this next move needs to boost resale and rental yield. I've been checking out projects like JM Orchid; amenities look promising. But what's the actual construction quality like after a year or two? Are we talking constant seepage or fitting issues that eat into maintenance? And those fancy clubhouses and sports facilities – do tenants really use them enough to justify higher maintenance charges? Or are they just ghost facilities adding to monthly outflow? Does a big amenity package truly boost resale value or attract premium tenants enough to make the price jump worth it for investors here? What's your experience with long-term quality and amenity value in Greater Noida?
