Greater Noida upgrade: Is the quality hype real?

Since last Diwali, I've been seriously checking out 3BHKs or villas in Greater Noida. Currently in a 2BHK in Gaur City, so I know how things are. I'm looking at projects like Home And Soul Page Three Residences. My main concern is construction quality. Site visits pe sab theek lagta hai, but actual possession ke baad kitni issues aati hain – cracks, seepage, fittings? Also, promised amenities vs reality? Brochure mein sab hota hai, but later it's just a ghost facility. Is the premium for these projects really justified for better build and usable amenities?
