Greater Noida upgrades: Is the premium justified now?

₹95 lakh for a 3BHK in Sector 150 – is this premium justified for an upgrade? I'm in a 2BHK in Noida Extension, thinking of moving to a bigger 3BHK or villa. With Jewar Airport pushing prices, I'm wondering if this is the right time to buy bigger, or if the market for ₹1.5-2Cr properties has peaked. Will a 3BHK appreciate more than a 2BHK? What are your thoughts on the current market for upgrades?

Bhai, 95 lakh for Sector 150? Thoda zyada nahi lag raha? I mean, for that price, you could almost get something decent closer to main Noida. Jewar ka hype apni jagah hai, but abhi bhi connectivity utni strong nahi hai. Just thinking out loud, I'm also looking for an upgrade from my 2BHK in Extension.
